What buyers should know.

There are many things involved with purchasing a Cache Valley home, (or any home for that matter).  There is a certain due diligence that should be done that many people overlook or just simply don't know about.   For more information on what a buyer should know, check out our Buyer Due Diligence form.  I have listed out the basic steps below that are involved when purchasing a Cache Valley home or any Cache Valley Property.  Please take a few minutes to review these steps to help maike your home buying experience a good one.

  1. Get Approved - Get pre qualified or pre approved with a mortgage lender.  This intails you working with a mortgage broker to verify employment, credit history, savings etc. to insure you can afford the amount you need to borrow.  Once this is done, you can start looking for homes and feel confident you will be able to back up any offers made on a property.  If you choose not to do this, you risk losing not only a contract and earnest money, but precious time you have spent looking for homes. 

  2. Find A Home - Now that you are pre qualified or pre approved, you can begin looking for homes in Cache Valley.  But first you must decide what it is you want to look for.  Common things used to filter the list of homes to view are how many square feet you need, beds, baths, garage(s), acres etc.  Defining this criteria helps a professional realtor locate the homes you are interested inHomes in Logan Utah and surrounding areas seem to be in high demand right now, so the sooner you start looking for your home the better.  We will be happy to show you as many homes as you want and won't preasure you to make a decision until you are ready. 

  3. Make An Offer - Once you find a home you want, you need to figure out how much to offer.  This can be dificult for many people.  There are many things to consider like the asking price, repairs needed on the home, other home values in the area, closing costs, and earnest money just to name a few.  However, this isn't a time to "Dilly Dally".  If you are interested in the home, chances are someone else is also interested in purchasing it and will likely be making an offer.  So you want to beat them to the punch and lock down the contract first. 

  4. Escrow Work - Okay, you make the offer on a home in Utah and the sellers accepts.  Now what?  Well there is still a few things to do such as finish working on the loan, get a home inspection done, review the seller disclosures, and schedule items for moving.  In many cases, your agent can help you with these things especially if you are moving to beautiful Cache Valley Utah from another state.  The title company, lender and your agent are also busy during this time (escrow) getting paperwork ready, finializing the loan, insuring title and cooridinating the settlment arrangments.  There is a lot of work involved with a property transaction and it takes many people working hard to make it happen.

  5. Settlement / Closing - The time has come to finally sign the documents and get the keys to your beautiful new Utah home.  This time is known as Settlement and Closing.  The settlement process involves the buyer, agent, title company and sometimes the loan officer to come together, review all the paperwork to verify there are no mistakes and sign them to finish the deal.  Once this is done, the transaction is then closed with the action of the title company recording the property in your name with the county recorder.  This is when you get the keys and can start enjoying your new home.  Please keep in mind that there can be anywhere from 1 to 5 days in between the signing of documents (settlement) and the recording of title with the county recorder (closing).  This in between time is determined by what day you sign, funding from the bank being wired over in a timely manner, weekends, holidays and problems with paperwork.  So my advice to buyers is not to schedule moving trucks for the day of settlement.  Wait until you know you will have keys in hand and that the property is legally yours before the moving crew is at the front door. 

  6.
