			<content:encoded><![CDATA[<p>I recently met with this great family in Clearfield, UT (30 minutes North of Salt Lake City) to talk with them about selling their home.  They have lived in this home for about 30 years and a little hesitant about putting it on the market, especially considering the current real estate market conditions.  After spending some time walking in and around the home, I had pages of notes that I wanted to make sure I used for marketing this home.  For those Realtors out there, you know how limiting the MLS can be and how it is hard to show off all the features of a home, which is why I am putting this home on the front page of my site.</p>
<p>This home has 5 beds, 3 baths and an extra wide 3 car garage.  It is on almost a full acre (corner lot) with sheds, chicken run, swing set, garden and is completely fenced.  Great RV parking on the side and animal rights so you can bring your horses with you.  It also has 3 decks off the main floor, allowing you to entertain with a BBQ, step out of the Master Bedroom for a quiet evening or just hang out by the flowers that surround the third deck.</p>
<p>The garage is a huge part of this home.  Built with a plan, it has reinforced I-Beams in the ceiling for using pulleys to lift heavy objects like a car motor or other equipment out of a truck.  Wired with 220 and plumbed with compressed air lines throughout.  And don&#8217;t worry about the winter, because you can warm the entire thing with the gas heating.  This also has in-floor mounts for the mechanic to get his lift on.</p>

<p><span style="font-family: Arial; font-size: x-small;">The national median existing-home price</span><sup><span style="font-family: Arial; font-size: x-small;"> </span></sup><span style="font-family: Arial; font-size: x-small;">for all  housing types was $170,700 in March, up 0.4 percent from March 2009.  Distressed homes, typically sold at a 15 percent discount, accounted for  35 percent of sales last month – unchanged from February. </span></p>
<p><span style="font-family: Arial; font-size: x-small;">“With home values stabilizing, a revival in  home buying confidence will likely help the housing market get back on  its feet even as the tax credit impact disappears,” Yun said.</span></p>

			<content:encoded><![CDATA[<p>I always enjoy to here good/optimistic news when I log onto my computer in the morning.  Well, this morning I read that the New York Times is reporting nationwide job increases.  The report says that 162,000 jobs were created in March.  Whoa!  That is a lot of jobs, especially considering we are supposed to be in the worst recession/depression since The Great Depression.</p>
<p>Of course, my next question is, how does this affect the local economy, and more importantly, the local <a href="http://www.utahrealhomes.com">real estate</a> health.  Well, I haven&#8217;t seen any stats that are specific to the <strong><a href="http://www.homesinloganutah.com" target="_blank">Logan Utah</a></strong> area, but I have to assume that Northern Utah is going to fare pretty well as the nation recovers.  Utah has been able to weather the storm better than most of the nation because of the slow and steady increase in <a href="http://www.loganhomesearch.com" target="_blank">real estate prices</a>.  Utah didn&#8217;t have the rapid increase that ultimately caused the &#8220;Bubble&#8221; to break.  So my opinion is that Utah will be ahead in the race to recovery, or should I say that is my hope. Let&#8217;s stay optimistic U.S., and get out of this mess we&#8217;re in.  Below is a peice of the article from the NYT.</p>

<p><em>In its report, the government also said the economic picture in January  and February was better than previously thought. The economy added  14,000 jobs in January, compared with a forecast of 26,000 losses. In  February, 14,000 jobs were created, compared with the 36,000 losses  originally estimated.</em></p>

Rates have stayed pretty low all year and it wasn&#8217;t uncommon to be quoted a rate below 5%. <p>NEW YORK (CNNMoney.com) &#8212; There&#8217;s still time to get a 5% mortgage &#8212;  but the window is closing.</p>
<p>On April 1, the government will stop  buying mortgage-related debt, which will send interest rates slowly  higher.</p>

<p><!--endclickprintexclude--><!-- /REAP -->Since  November 2008 the Federal Reserve has snapped up $1.25 trillion worth  of mortgage-backed securities &#8212; essentially, people&#8217;s mortgages bundled  together and sold to investors.</p>
<p>The program has kept interest  rates artificially low over the past year, with the price of a 30-year  fixed-rate loan ranging between 4.93% and 5.09%, according to mortgage  giant Freddie Mac.</p>
<p>That&#8217;s about 0.4 percentage points lower than  these loans would have been without the government&#8217;s intervention,  according to Jay Brinkmann, chief economist for the Mortgage Bankers  Association.</p>
<p>But when the Fed stops buying and cedes the playing  field to private investors, they will almost surely demand better return  for their risk.</p>
<p>&#8220;Rates are going to be higher than they are  now,&#8221; said Brinkmann.</p>
<p>How much higher is the question.</p>
<p>&#8220;It&#8217;s  really hard to tell right now,&#8221; said Amy Crews Cutts, Freddie Mac&#8217;s  deputy chief economist. &#8220;The Fed said it will taper off [purchases]  gradually. Each week they buy less than the week before.&#8221;</p>

<p>SOUTH JORDAN, Utah (AP) &#8212;  Kennecott&#8217;s Daybreak community ranked sixth for 2009 home sales among leading U.S. planned communities, according to a Washington, D.C.-based real-estate firm.</p>
<p>Kennecott Land, the real-estate sister company of Kennecott Utah Copper Corp., says builders sold 375 homes at Daybreak in South Jordan.</p>

<p>Daybreak offers houses with traditional porches, garages on back alleys, pocket parks, lots of trails and wide-open surrounding spaces. The houses start around $200,000; studio condos at $130,000.</p>
<p>Daybreak now has 2,300 houses and townhouses. The community, launched in 2004, will get light-rail service in about a year.</p>
<p>Real-estate advisers Robert Charles Lesser &amp; Co. says Houston and Las Vegas led sales in 2009 for planned communities.</p>

<p><em>Existing-home sales declined slightly in February, with modest gains in the Northeast and Midwest offset by softer sales in the South and West, according to the National Association of Realtors®.</em></p>
<p><em>Existing-home sales 1, which are finalized transactions that include single-family, townhomes, condominiums and co-ops, slipped 0.6 percent nationally to a seasonally adjusted annual rate of 5.02 million units in February from 5.05 million in January, but are 7.0 percent higher than the 4.69 million-unit pace in February 2009.</em></p>

This is going to be a huge event for the entire state of Utah, and especially here in Cache Valley.</p>

Home sales are projected to improve across all price ranges in 2010 in the Logan area, and are forecast to see less deflation than in the past at 3.8% for the year.</em></p>
<p><em>The hard hit economy has forced lawmakers to cut millions of dollars from the state budget, jeopardizing programs and municipal services. Until the financial crisis, Utah had one of the strongest economies in the nation.</em></p>
<p><em>In Provo the market has seen rising home and condo sales with government stimulus efforts. However, the financial crisis has taken a toll on Provo&#8217;s resort economy, which has some of the best white powder snow skiing in the country. Provo has gained a reputation for being a leading worldwide resort community, and the second home market has sustained a battering with rising foreclosures.</em></p>
<p><em>Weary bargain hunters are expected to make efforts to pick off deals as bankers slash prices on foreclosures to sell off the inventory. The sales will have a detrimental impact on the market, which is forecast to sustain 8.2% in deflation for the year.</em></p>
